Before you buy the rental, see what it will cost to keep

The asking price is the start. The roof, the furnace and the panel decide the next ten years. Answer a few questions from the listing or the disclosure and get a pre-purchase risk report in a minute.

What the building will need

Capital costs for the next 5 and 10 years in today’s Canadian dollars, year by year, from the age and type of each system.

What it earns after that

Cap rate and yearly cash flow before and after those costs, and the monthly mortgage payment on Canadian terms.

What to bring to the offer

A short note on near-term replacements to weigh in your offer, and the known hazards to have inspected.

Costs and financing

Pre-filled values are stated defaults; change any of them. A cost left blank is filled in on its own, and the report says so: insurance at 0.5% of the price a year, repairs at 6% of rent collected, utilities paid by the tenants. Property tax is estimated only for a St. John's address with the assessed value entered; otherwise enter it.

Financing

Fixed rate, compounded semi-annually as Canadian mortgages are. 20% is the usual minimum down payment on a rental you will not live in.

Not an appraisal. General information, not financial advice.

Capital expenditure forecasts are statistical projections, not guarantees. They assume typical failure patterns adjusted for property conditions. Actual replacement timing and costs depend on maintenance, usage, environmental factors, and contractor availability. Replacement cost estimates are approximate and based on regional market data for Atlantic Canada. Actual costs vary by contractor, scope, site conditions, and market timing.
