It's rarely bad luck. The landlord didn't know how old the water heater was. There was no record of when the roof was last inspected. Nobody had photos from the last move-in. The maintenance request was a text from 2023 that everyone forgot about. A small thing went unmanaged, and then it was an expensive thing.
The software meant to help didn't. It was either built for property management companies — overkill, expensive, designed around having staff — or it was a glorified spreadsheet that tracked rent and called itself “property management.” Nothing was opinionated about protecting the asset.

It's opinionated by design. It nags you about service intervals and missing documentation. It won't let you skip recording move-in condition. It flags insurance coverage gaps. That's the point — staying ahead of the work is the whole job.
dweller is for people who own the buildings and plan to keep owning them. If you're flipping, if you have on-site staff, or if you want a tool that never bothers you — this isn't for you, and that's fine. There are other tools.
