Enter the day and time you give the notice. The answer appears here.

The rules it applies

A landlord must give at least 24 hours written notice stating the time of entry, and must enter at a reasonable time.

The Act does not require the notice to give a reason.

Otherwise the landlord may enter only with the tenant’s consent or in one of three cases:

  • in an emergency, without notice;
  • once notice of termination has been given, to show the unit to a prospective tenant or purchaser at a reasonable time after making a reasonable effort to give at least 4 hours notice;
  • where the tenant has abandoned the premises under section 31, which has its own 24-hour posted notice.

An electronic notice is considered served the day it is sent if sent by 4 p.m., and otherwise the next day that is not a Saturday or holiday (every Sunday is a holiday).

Registered mail or express post is considered served on the fifth day after mailing.

Email counts only where the tenant has provided an electronic address for receipt of documents and it is sent to that address. A casual text or portal message is not notice.
